It may not be the departing tenant’s liability, despite what the lease says and a landlord needs to follow the correct procedure if a claim is to succeed.  Agreeing what work is required and accurately estimating their cost is only part of the task.  Skilled negotiation is needed if a fair result is to be achieved.

Often the cost of the work will be greater than the effect on the value of the building limiting the amount that can be claimed. Our Valuers will work closely with our Building Surveyors to identify such cases at an early stage.
